When selling a house in any market
You know you’re going to sell your home. Now comes the prep work. Not only is it best to ensure that all of your systems are working properly, but you want your home to be in with the current trends on what is selling. But, what does that mean?
When we say trends, that means themes, colors and decor, including your furniture, cabinets and appliances. Not everyone has money to update everything. Rarely do homeowners do a full remodel before they sell. So it’s important to know what you can do without breaking the bank to net yourself the most money from the sale.

The best thing to do is think of this process in a business sense. Perhaps the older table in your dining room is a family heirloom, however it isn’t meshing with today’s trends. Meaning, what you love is not always what will capture a buyer’s attention when they walk through the door.
As a matter of fact, dated furniture and decor can distract buyer’s from the home itself. I’ve found that during showings, buyers will comment on the furniture when they really should be otherwise looking at the house itself and its structural features.
This is why home staging has become very popular, and for good reason.
The cost of staging varies by location, and company. This is typically a seller expense, as the seller reaps the rewards of the dazzle, charm and monetary benefits staging can provide.
The exact amount of increased sale price varies. When comparing a staged home to one that is not, or isn’t cleaned and organized properly, it becomes vary apparent how much more livable and inviting the dazzled up house becomes.
There are also other environmental factors that always affect sales price. These include the market, the condition of the property, and the quality of the staging. However, recent studies have shown that on average, a staged home can sell for anywhere from 6% to 20% more than a similar home that is not staged. Thus, even the amount you spend on staging typically is not only reimbursed, but reaps huge monetary gains.

Some of the most notable benefits of home staging include:
- Higher offers: A well-staged home is often perceived as being in better condition and more desirable, which can result in higher offers from buyers.
- Faster sales: Properties that are staged often sell more quickly than those that are not. This is because a well-staged home is more likely to generate positive emotions in potential buyers, making them more likely to make an offer.
- Increased appeal: Staging a home helps to present it in the best possible light, highlighting its strengths and downplaying its weaknesses. This can make the home more appealing to potential buyers and increase its chances of selling.
- Better pictures: Your pictures will turn out much better because the theme will be concurrent throughout the house, as it will flow much better. Many buyers subconsciously picture themselves living with the furniture and decor in the home they are walking through.
- Improved online listing: Staging can improve the quality of online listings, making the property more attractive to potential buyers who are browsing listings online. I tell my clients that it should almost look like a hotel, as staging with a professional removes the clutter.
- Increased accessibility: Staging can help to make a home more accessible to a wider range of buyers. For example, neutral décor and furniture can help to appeal to a larger demographic, while decluttering can make the home feel more spacious.
- Reduced stress: Staging a home can help to reduce the stress associated with selling a property. By presenting the home in its best possible light, homeowners can feel confident in the process and confident in their ability to sell the property quickly and for a good price.
It’s important to keep in mind that home staging is not a guarantee of a higher sale price, but it has proven to be a very effective way to improve the appeal of a property and increase its chances of selling quickly, almost every time, a better price than without the service. By staging, you’re highlighting the strengths of the home, creating a warm, welcoming atmosphere, and addressing any potential drawbacks. Home staging can make a positive impression on potential buyers and increase their willingness to pay a higher premium for the property.
