Another important factor is the condition of your home. Make sure that your home looks ready to be sold. Fix any defects (peeling or faded paint, cracks, stains, etc.) Condition alone can sometimes prompt fast buying decisions.
Make sure its decluttered and keep it clean at all times, perhaps even smelling like fresh baked apple pie. Last minute showings happen on the regular. Buyers and their Agents may be on a showing tour, just discovering minutes ago that your home is available. While this can be rather annoying, making the accommodation could be well worth it. Often times those last minute showings are the Buyers who end up writing you a great offer because they are ready, willing and able to buy.
Lastly, list your house with an experienced Agent that ensures your house is marketed appropriately, in addition to the MLS listing and other websites. It should always be visible to people that your house is for sale, whether it is through signs, local advertisements or you telling friends, family, and acquaintances.
